Increasing your home’s appeal

When selling a home, you have an amazing opportunity to increase its value.

During our private consultation, we identify and discuss together the intelligent fixes, complimentary staging, local & international marketing, and expert negotiating. This proven process will ensure a higher sales price of your home for the neighborhood and oftentimes multiple offers. We invite you to schedule a private consultation with Ingrid Pasco.

Skilled negotiation goes both ways.

Ingrid Pasco consistently achieves record-breaking prices for her sellers and secures winning bids for her buyers. Here are a few examples of successful negotiation.

Power Negotiation: A New Roof and Nuked Termites!

Ingrid negotiated a completely new roof and termite repairs/eradication for buyers who were already happy with the purchase price of their home. Their general home inspection estimated the useful life of 3-4 years. They were willing to live with that yet Ingrid just didn’t feel comfortable with them being hit with a $12,000-15,000 bill in just a few years. After some back and forth with the sellers, Ingrid negotiated a completely new roof and full termite clearance saving my client possibly 3% of their purchase price and giving them a roof that should last 10 times longer than the roof that they were ready to accept.

27 offers received in 3 days!

Some agents would be overwhelmed but Ingrid Pasco and her team created a simple one-page “offer dashboard” showing all the offers sorted by price and offer terms with easy Cloud-based hyperlinks to so that they could see the supporting offer documentation including offers, buyer loan pre-approvals, and bank statements. With so much demand for the home, Ingrid Pasco used professional negotiation to get a top offer that was 4.2% higher than the highest price that the sellers expected. This was a probate sale and the Court Administrator’s simple message back to her was, “fabulous job!” Now Ingrid doesn’t recommend shooting for 27 offers. In this case it was a home that hadn’t been updated in 40 years so it attracted both “flipper” investors and private buyers. What Ingrid does recommend is right-pricing your home to create competition that she can use to your advantage.
