In another deal this month, I negotiated a completely new roof and termite repairs/eradication for buyers who were already happy with the purchase price of their home. Their general home inspection estimated the useful life of 3-4 years. They were willing to live with that yet I just didn’t feel comfortable with them being hit with a $12,000-15,000 bill in just a few years.

After some back and forth with the sellers, I negotiated a completely new roof and full termite clearance saving my client possibly 3% of their purchase price and giving them a roof that should last 10 times longer than the roof that they were ready to accept.
